    Real Estate Instagram Captions That Actually Convert

    The four-line caption formula luxury agents use, why hooks matter more than hashtags, and 12 fill-in-the-blank captions you can use this week.

    A caption has one job: make the person who stopped scrolling take a second action. Save it, send it, tap your profile, send you a message. If it doesn't do one of those, it's decoration.

    Most real estate captions are decoration. "Stunning 4 bed, 3 bath in the heart of [Neighbourhood]! DM for details ๐Ÿกโœจ" โ€” that's a listing sheet with emojis. Nobody saves a listing sheet.

    The four-line formula

    Every caption I write follows the same structure. It takes about ninety seconds once you're used to it.

    Line 1 โ€” the hook. One sentence that makes a specific person stop. Not "Just listed!" โ€” "This is the house every buyer under $2M asked me for last year." Instagram shows roughly the first 125 characters before the fold; that's all the hook gets.

    Line 2 โ€” the substance. The one thing that matters. Not the bed/bath count โ€” the reason this home, this stat or this piece of advice is worth their attention. One or two sentences.

    Line 3 โ€” the reader. Turn it toward them. "If you've been waiting for something with a real yard in this school district, this is the one."

    Line 4 โ€” the ask. Exactly one. Save this. Send this to someone who's looking. Comment "TOUR" and I'll send the walkthrough. Never three asks โ€” one.

    Hashtags go after a line break, and they matter far less than agents believe. Five relevant ones beat thirty generic ones. The hook does the work.

    Twelve captions you can use this week

    Fill in the brackets and post. Each follows the formula.

    Just Listed

    1. "Most homes in [Neighbourhood] sell before the sign goes up. This one just went live. [One standout feature]. If you've been watching this street, now's the moment โ€” send this to whoever's been looking with you."
    2. "I don't say this about every listing: this is the best light I've seen in a [Neighbourhood] kitchen in years. [Beds] beds, [Baths] baths, and a [feature] that photos don't do justice. Comment TOUR for the walkthrough."

    Just Sold 3. "Sold in [days] days, [over/at] asking. My clients thought their [home type] would sit. It didn't. If you're wondering what yours would do right now, my DMs are open." 4. "Under contract in [days] days. The secret was not the price โ€” it was [what you did: staging / timing / launch strategy]. Save this if you're thinking about selling this year."

    Market intelligence 5. "[Number] homes sold in [Neighbourhood] last month. [Number] of them went over asking. That's not a slowdown โ€” that's a very specific kind of market. Here's what it means if you're buying: [one sentence]." 6. "Average days on market in [City] right now: [number]. A year ago it was [number]. If you're planning to list in the next 90 days, timing is everything โ€” send this to your partner."

    Education 7. "The appraisal came in low. Here's what actually happens next (and why it isn't the end of the deal): [three short lines]. Save this โ€” you'll want it at 10pm the night before closing." 8. "Should you stage? Short answer: yes. Longer answer: staged homes in [City] sold [X]% faster last quarter. The cost is usually recovered on the first offer. Ask me how I do it without spending a fortune."

    Lifestyle 9. "Saturday morning, [Neighbourhood]. [The market / the cafรฉ / the trail]. This is why people move here, and why they don't leave. Tag someone who needs to see this side of [City]." 10. "Golden hour on [Street]. I've sold four homes on this block and I'd still buy here tomorrow. If you want to live where the light looks like this, let's talk."

    Proof and personal 11. "Three years ago [Client first name] told me they'd never afford [Neighbourhood]. Yesterday I handed them the keys. Real estate is patient. So am I. If it feels out of reach, message me anyway." 12. "I'm taking on [number] new sellers this fall. If you've been quietly thinking about it, this is your sign. Send me a message โ€” no pressure, just a plan."

    The mistake to stop making today

    Writing the caption after choosing the image. Write the hook first. Then find or make the image that earns it. When the words lead, the post has a point of view; when the picture leads, you get decoration.
